Terms and Conditions

1. Booking & Payment

   • A reservation is confirmed once full payment or a deposit (as specified at booking) is received.

   • Accepted payment methods include credit/debit cards and cash, unless otherwise agreed.

   • A security deposit may be required; any such deposit will be refunded after your departure, subject to inspection of the property.

2. Check-In / Check-Out

   • Check-in begins at 15:00 (3 PM). Please inform us in advance of your expected arrival time.

   • Check-out is by 11:00 (11 AM) on the day of departure.

   • Late check-out or early check-in may be arranged in advance and is subject to availability, and may incur additional charges.

3. Cancellation & Prepayments

   • Cancellation terms depend on the type of booking chosen; these will be clearly stated at the time of booking.

   • Refunds (if applicable) will be handled in accordance with the cancellation policy agreed at reservation.

4. Guests & Occupancy

   • The villa accommodates up to 8 guests (exact number based on the configuration).

   • Please accurately declare all guests, including children, at the time of booking.

   • Additional beds or cots may not be available; if they are, they must be requested in advance and may incur extra fees.

5. House Rules

   • Smoking is strictly prohibited inside the villa; it may only be allowed in designated outdoor areas.

   • Parties, events, or celebrations are not permitted unless expressly authorized in writing.

   • Guests are expected to keep noise to a minimum, especially during evening hours, out of consideration for neighbors.

6. Property Use & Facilities

   • Guests have access to all listed amenities (private pool, garden, terrace, kitchen, WiFi, etc.).

   • The villa and its furnishings should be treated respectfully; guests should leave the property in a clean and orderly state.

   • Any damage or excessive cleaning required will be charged to the guest (or deducted from the security deposit).

7. Liability & Safety

   • The owner is not liable for personal injuries, loss, or theft of personal items during your stay, except in cases of proven negligence.

   • Use of outdoor areas (pool, terraces, stairs) is at the guest’s own risk. Children must be supervised.

   • Guests should immediately report any damages or maintenance issues.

8. Arrival Notification

   • Please notify the property of your expected arrival time in advance.

   • If your arrival time changes, inform us as soon as possible to make appropriate arrangements.

9. Applicable Law & Dispute Resolution

   • These terms are governed by the laws of Montenegro.

   • Any disputes arising out of or in connection with these terms shall be resolved in the courts of the relevant Montenegrin jurisdiction, unless otherwise agreed in writing.

10. Changes to Terms

• The owner reserves the right to amend these Terms & Conditions at any time.

• Any changes will be published on the property’s official website and will apply to future bookings. Existing reservations will remain subject to the terms in force at the time of booking.
